Positive: The villa is located in a quiet street just a stone's throw away from the beach. It has a beautiful private garden with outside seating which we enjoyed. Getting to Rome is straightforward either by train from Maccarese or by car (if you avoid the traffic jams during rush hour). Even in the offseason, many great restaurants are open in the area. In my opinion, this villa is a great choice in terms of price and quality ratio.
Negative: The internet is fast, but it may become unstable if you are in a large group with many connected devices.
