STRONG NO-PARTIES & LARGE GATHERINGS RULE:
We strictly enforce a policy against parties or excessive noise. Quiet hours start at 10:00 PM. Any rule violation, unit damage, property disrespect, unreported extra guests, or parties will result in a $500 fine and immediate eviction.
NO SMOKING:
No smoking allowed indoors. Smoking inside will result in a $200 fine.

These house rules are so that you understand our expectations of you as a guest and that we ensure that you have a pleasant experience with us!
1 .OCCUPANCY LIMITS: Occupancy is limited to 6 guests. Babies under the age of two are not included in this count. Not suitable stay for Babies under the age of two. Guests may only sleep on the beds for hygiene reasons. NO EXTRA GUESTS without prior approval. Guest not on the list, cannot check in. We do not allow unregistered or unpaid for guests on the property at any time. If you bring extra people, we reserve the right to have those people leave or terminate the reservation immediately without refund. There will also be a $100 charge per guest/day for unregistered guests. 2. PETS ARE ALLOWED: We have a $250 pet fee per stay. Must be housed trained and less than 75 pounds. Please note that our backyard is not fully fenced in so you must accompany and monitor your pet when going outside in the back yard. Please clean up after your pet after they relieve themselves in the yard with the disposable pet waste bags we provide for you in the kitchen cabinet. 3. STRICT NO PARTIES OR LARGE GATHERING POLICY: We enforce a strict no-parties/noise violation policy to all its residents. Any and all noise must be kept to a minimum each night beginning at 10:00 PM. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $1,000 and evicted from the property immediately. QUIET HOURS are from 10PM-7AM. This property is suitable for small gatherings or events with our written approval. Please contact us via email with your request. Any event that triggers a noise complaint beyond an acceptable level, will be subject to a $500 security visit fee and the reservation will be immediately terminated without a refund. We use a decibel-monitoring device from Noise Minut to ensure 100% privacy-compliance. No gatherings or loud noises outside of the home at any time. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time a $300 fee will apply, and the reservation will be immediately terminated without a refund. If the police are called for a disturbance, then the fee of $500 applies. 4.CAMERA DEVICES: Tampering or breaking the outside CAMERA in *any* way, including disabling, covering or blocking will result in a $350 maintenance repair fee/violation and immediate eviction from the property without a refund. 5. ZERO Tolerance Policy For: smoking/vaping in the home. The reservation will be subject to immediate cancellation and a $500 deep cleaning fee. If evidence of smoking/vaping is found after checkout, an additional $500 deep cleaning fee will be charged. 6. DO NOT leave the front door unlocked or open at any time. A violation fee of $150 will apply if door is left open or unlocked at any time. You are responsible for the property during the time of your reservation. 7. LATE CHECKOUTS: Checkout time is 10:00 AM. On rare occasions we may be able to accommodate an early check-in or late check-out, but this requires written email permission from host and can usually only be confirmed on the day of arrival / departure. There is an $100 unauthorized late checkout fee applied for checkouts later than 11:00AM, cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is later than 12:00 PM, an extra $200 fee per hour will be charged in addition to any charges that may have impacted the following booking.
