The Primary Bedroom features a King Bed with night stands, a clothes chest, and a dresser providing lots of storage for clothes. The mattress is a Sterns & Foster Firm with a pillowtop for a wonderful night sleep. 40 inch Smart TV with local channels, Netflix, Amazon, Disney+ and HBOmax apps. A ceiling fan is available to keep you cool in the summer.

The Primary bathroom features a deep soak tub, beautiful tiled shower, plus His & Hers sinks to get ready. There is no guest access to the Master Closet.

Bedroom #2
The Guest Bedroom features a King Bed with a nightstand and dresser for storage. The bed features a Denver Mattress which provides a comfortable nights sleep. The closet is open to hang clothes. 40 inch Smart TV with local channels, Netflix, Amazon, Disney+ and HBOmax apps.

Bedroom #3
Bedroom features a Queen Bed with 2 nightstands and dresser for clothes storage. The room is themed for children with fun purple walls, Frozen, and Trolls stickers on the wall. There is no guest access to the closet in this room.

Office
Got some work to get done? The office in this home is equipped to help you succeed. There are 2 desks in the office. The 1st is a standing desk with (2) 24 inch monitors, a Logitech speaker system, Logi Cam, and Logitech Keyboard and Mouse. This is all connected to a HP Thunderbolt docking station that can connect to your computer through a USB-Type C connection.

The 2nd Desk Features (2) 24 inch monitors, a Keyboard and mouse.
Please note that a computer is not provided and we do not offer any technical support to pair equipment to your computer.

Restrictions. Please note there is no access to the garage, the 5th bedroom, the master closet, and the 3rd bedroom closet.

This home is conveniently located 1 block away from Coors and Paseo Del Norte. The area features great accessibility to the entire city, close proximity to shopping at Cottonwood Mall, dozens of fantastic restaurants both local and national chains, city parks, and the National Petroglyph Park. The neighborhood is upscale and friendly with nearby walking trails and parks.

Getting Around:
Suggested vehicle transportation, though we have access to a nearby bus route and the ABQ bike trail system.

Other Things to Note:
*$3,000 accidental damage protection included in every Stay!! Although rare, accidents do happen even while We are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as but not limited to smoking inside the unit, intentional damage. pet damage, and willful violations of house Rules. Guest is responsible for damage not covered by the damage waive and for amounts exceeding $3,000. Final claims subject to approval from underwriter. * The pool does not have a safety fence surrounding it. The backyard access can be locked by key

* If you would like to bring your small furry friends, don't hesitate to ask. We do ask that you ensure you keep the yard free of pet waste. An additional $100 per pet fee applies. * Smart TV's include Netflix, and Amazon Prime video & Disney apps. You will need to bring your own logins. There are local channels available through powered antennas.
* Smoking is not permitted inside, and we advise a $250 additional cleaning fee will apply if smoking is detected inside.

• Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 10 pm to 7 am
• No smoking on property or consuming Illegal substances of any kind.
• No parties or events
• No moving furniture or appliances.
• Must obey house Occupancy Limits.
• Secure the home by locking all doors and windows anytime you leave the home
• Reservations over 30 days may require security deposit.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• Guest agrees to report any issues at home to Host immediately.
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.
Covid Restrictions

• Guests acknowledge there is risk of Covid transmission with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
• Multiple guests per room limited to 'Same household' only.
POOL Rules
• Children MUST be accompanied by an adult in the pool area AT ALL TIMES. Please be vigilant with the whereabouts of your children at all times.
• No alcohol, tobacco or drugs allowed in the pool area.
• Guest must check pool water level to ensure water level is halfway up the Skimmer. If water is low Guest must call Host.
• Please no confetti of any type allowed in our home. This causes issues with the pool and hot tub and could cause them to not work for your stay.
• Please no drinks in the pool or hot tub. If drinks are spilt in the pool or hot tub, it will cause the pool or hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred If the water is to be changed for this issue.
• Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the Police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.
