Welcome to Aurora, a modern chalet with a retro vibe nestled in the woods of the Catskill Mountains. Enjoy complete seclusion and privacy. With 3 bedrooms, 5 bathrooms in the main house and a studio above the 2 car garage with 2 additional bedrooms, there is plenty of room for the whole group. Set on 23 acres of land, it's the quintessential mountain stay.
THE LAYOUT
Enter the home through the front door into a foyer with a spacious coat closet. On the right, a cozy den with modern furniture provides a place to gather, play the piano, games or watch TV. A desk near the window is the perfect spot to get a little work done. Internet speed of 200mbps is perfect for streaming, gaming or work!
To the left of the entryway is the primary living space. A spacious 2 story great room has a stone fireplace, wood stove and skylights. Floor to ceiling windows let in ample natural light and the peaceful view of the forest.
There are two bedrooms on the main floor, connected by a full bathroom. One bedroom has 2 twin beds and a large walk in closet. The other bedroom has a queen bed and reach in closet. Just down the hall there is a half bathroom next to a full bathroom that features a shower and built in ironing board.
The kitchen is on the other side of the living room, separated by a stone wall. A large kitchen island gives plenty of room for food preparation and quality appliances will make cooking a treat! Jen-Air stove, Sub-Zero fridge, espresso machine and everything you need to prepare and serve group meals. A charming dining room table runs the length of the kitchen and looks out over the front deck with BBQ area.
Up a flight of stairs is the master suite with two walk in closets, a wood burning fireplace, queen bed and en suite with shower and sauna. Sorry, the jacuzzi in the master en suite does not work!
The ground level is a massive multipurpose area with children's toys and workout area. The ground level also has a laundry room with new LG washer and dryer set and another half bathroom.

2. Main floor with 1 queen bed.
3. Second floor with 1 queen bed.
Bathrooms:
1. Main floor full bathroom shared by 2 bedrooms.
2. Main floor half bathroom.

4. Second floor en suite with shower, double sinks and sauna.
5. Ground level half bathroom.
Need more space? For an additional fee there is suite on the second floor of the garage. With a sitting area, office space and 2 bedrooms, this is the perfect spot for up to 4 extra guests that want a bit more space to themselves. In the colder months the suite is heated by a wood stove, electric baseboards and space heaters. Note that the studio does not have a bathroom. Inquire for pricing.
LET'S GO OUTSIDE!
With 4 lots totaling 23 acres, you have the mountain to yourself! Set at the very end of a cul-de-sac, there are no other homes visible. and there are designated trails for hiking and biking in the surrounding cliffs. Directly around the home you will find an expansive lawn with both sunny and shaded areas. Plenty of room for lawn games and outdoor entertaining. A large front deck with a dinner table for 6, lounge chairs, a Weber gas grill and French doors to the dining room, kitchen and living room make warm weather living easy.
With a 2 car garage, generator and prime location, Aurora is the retreat you've been looking for!

Guests can access all areas of the main house except for any locked closets. The garage is not included in the reservation. The suite above the garage can be rented for an additional fee.

Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

Aurora is located in the private lakeside community of Tunis Lake. Lake access and community amenities are not included in reservations under 30 days. A FEW RULES.
We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- The base reservation rate is for up to 6 people. Over 6 people is an additional fee per person per night.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
- Sorry but no pets. I know, we love them too!
- No ATV's, snowmobiles, fireworks or firearms or hunting.
- No shoes in the house except in the mudroom/entry.
- Ski equipment should be kept in the garage, not in the house.
- There is a private lakeside community down the road. The lake and its amenities are not part of the reservation. Any guests entering the community will be considered trespassing and authorities could be called. Trespassing on our neighboring community WILL result in an immediate termination of the reservation with no refund for unused time. Please respect our neighboring community!
Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.
