Situated just one block from the ever-popular 40th Street beach, our newly-updated downstairs vacation unit provides a great home base for families to enjoy the best coastal experience that Newport Beach can offer. Here's what you'll find:
LIVING ROOM:
- Leather sofa and love seat

- Fireplace (currently is not operational)
- Sliding glass door to front patio
- Open to kitchen
KITCHEN:
- Center island with barstool seating for 6
- Major and small appliances
- Fully stocked with gear for meal prep and dining (dishes, glassware, flatware, cookware, bakeware, etc.)
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
Bedroom #1: Queen Bed; ceiling fan
Bedroom #2: 2 Twin beds; ceiling fan; en suite bathroom
EXTRA SLEEPING ARRANGEMENTS:
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided.
- Space is limited in the home. Sleeping mats can be used in the bedrooms or in the living room/ kitchen area
- Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

- 2 tandem spaces in shared 4-car garage accessed from rear alley. Fits most vehicle sizes.

- General street parking can also be utilized throughout the neighborhood when available and on-site parking is being utilized.

The upstairs 4 bedroom/3 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or contact our office.
LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
