Everything you’d imagine a Hudson Valley getaway to be. Shipley CornerCottage is a designer renovated 1860’s farmhouse nestled in one of the most idyllic hamlets in all of the Catskills. Our Cottage Booklet has all the ‘must do’s’ in the ares and will guide your stay through the beauty of the Hudson Valley. If you are working remotely during your visit there are dedicated workspaces and fast wifi.

THE SPACE
The Cottage was envisioned as a creative retreat as well as a space to spend time with friends and family. Its cozy rooms let you entertain a group, curl up solo with a book or connect in quiet conversation.
As you enter the home you’ll immediately notice the unique plaster work that defines the space. First you’ll come to the bright vaulted ceiling kitchen, which is outfitted with everything a chef would need to make their next great meal. The living and dining room are fitted with a mix of vintage and mid century furniture surrounding a cozy fireplace. The library is the perfect place to grab a book from the shelf and snuggle up around the classic wood burning stove. Lastly, the sunroom with windows on 2 walls is the creative center of the home. Write, draw or work at the long table overlooking the grounds and when you need to rest, take a nap on the antique Indian daybed.
SLEEPING AREA
Upstairs you’ll find 3 bedrooms that sleep 5 people. The 1st, a large exposed beam bedroom is a romantic masterpiece in plaster work. The 2nd a west facing queen bedroom has a cosy, quiet feel and the 3rd is a sweet twin with a connected space that can be used for work or play. Each bedroom is outfitted with Saatva and Tuft & Needle Mattresses and luxury bedding.
We host an max of *6* guests, and *do not * host other visitors - daytime, overnight or parties.
OUTDOORS
There’s as much to do outside as inside; walking the winding gravel paths, sitting by the fire pit with friends, and spotting the coy fish in the pond. The quintessential wrap around porch anchors the home and is the perfect spot for your morning coffee, evening glass of wine and everything in between while enjoying the changing light and views of Windham High Peak. The fenced in front lawn is a perfect area for your pup to roam and play fetch worry free.
BATHROOMS
There are 2 full baths, 1 upstairs and and 1 downstairs. The bathroom upstairs has a soaking tub that overlooks the grounds and a stone wash basin. The bathroom downstairs has a shower. Each bathroom is set up with bath essentials including soap, shampoo, conditioner and lotion.

NEIGHBORS, PRIVACY & NOISE
The Corner Cottage sits on the corner of two short quiet country roads in a hamlet of 5 houses. Noise must be kept to a minimum, especially after 9pm, so as to not disturb the neighbors. Each house is on multiple acres so you have privacy, but you can still see and occassionaly hear each other.
COTTAGE HISTORY & BURIAL GROUNDS
The Corner Cottage, built in 1860, was one of 6 family houses originally owned by the O'Hara family who settled here back in 1822. Across from the Cottage is the O'Hara family cemetery. Guests are *NOT* permitted to enter the cemetery.
PETS
The Corner Cottage allows pets, but there is an additional fee and they are not allowed on the furniture.
HEATING & COOLING
There is central heating through the house that keeps the place warm in the winter months as well as a fireplace in the Living Room and wood burning stove in the Library. Please note, there is no central air conditioning. We have fans in all the rooms for when the temperatures rise. Most of the time they are unnecessary as the nights and mornings are quite cool even in the summer.
SEPTIC SYSTEM
In the bathrooms, only flush toilet paper. Kindly dispose of all other products into the trash, even the feminine “flushable” ones.
GUEST VERIFICATION
We require the first and last names of all guests and childrens' ages.

PLANNING YOUR TRIP
The Corner Cottage is 2.5hrs to NYC, 30mins to Hudson and 25mins to Windham and Hunter. A few days prior to your arrival, we'll send a welcome email and our Corner Cottage Guide with all the info you'll need for a wonderful stay!

CHILDREN Inquire about children with their ages. The Cottage is not child proofed, but it is child friendly!
NO DAYTIME OR OVERNIGHT VISITORS Only guests that are on the reservation may be on the property at any time. Do not invite other people to the property without our permission.
PETS The Corner Cottage is able to host well behaved pets that have been potty trained. If you have a pet please message us and we can discuss. There is an extra fee of $75 for each pet and no more than 2 pets are allowed. The pets are *NOT* allowed on any of the furniture.
ALL PHOTO/VIDEO SHOOTS REQUIRE A SEPARATE APPROVAL, SIGNED AGREEMENT & LOCATION FEE Your booking here on Airbnb is for a nightly stay. You are of course welcome to take snapshots of your stay. If you'd like to use our property as a location for your shoot - engagement, personal headshots, website photos, commercial, product - you'll need prior approval to book. Shoots fall under a different fee schedule and require a signed contract plus a COI. Your stay will be canceled and you will forfeit your full $1000 Damage Deposit and might incur additional fees if you hold any kind of photo/video shoot without prior approval.
NO PARTIES OR EVENTS Similar to Photo/Video shoot, Parties (with outside guests) or other gatherings need prior approval before booking and carry an extra fee and additional contracts. Fee depends on the type of gathering. *Your reservation will be canceled, everybody will be asked to leave and you will forfeit your damage shoots deposit if you hold a party at our property.*
NO LOUD MUSIC OR NOISE OF ANY KIND The hamlet is a quiet small close community. If spending time outdoors either on the porch or by the fire pit after 9pm please be mindful of your noise level.
NO SMOKING There is no smoking allowed inside the Cottage or on the porch. The only place you can smoke is near the fire pit. Please dispose of all cigarette butts in the fire. *There will be a $250 fine for smoking inside.
NO SHOES INSIDE Please take off your shoes as soon as you enter the Cottage.
RECYCLING Please recycle your paper, glass and plastic in the recycling bin. COURTESY &
COMMON SENSE In case something comes up it is your responsibility to report the issue to the host, any time of day or night (depending on urgency) so that we can take the best course of action in regards to the property and your safety.
