Newly renovated, 3000 sq ft home offers cozy vibes, clean, bight open spaces, a fully equipped kitchen, hot tub to die for and two story split level floorpan. Plenty of room to comfortably accommodate your memorable family gathering. For a separate charge, THE HOME CAN BE USED FOR SMALL WEDDINGS, BRIDAL/BABY SHOWERS, FAMILY REUNIONS, etc. The home looks out on our family's active, regenerative farm. It's the perfect setting to relax and soak in the widespread views and Big Texas Sky of the country setting. The land expanse is peaceful & serene. An ideal Texas Hill Country experience on our 25 acre Ranch and Farm.
THE HOME:
~The Home has recently been updated with a band new carpet in all the bed rooms, new wood laminate flooring through the kitchen, dining and living room and fresh paint all around. A walk though the front door will welcome you with plenty of windows to bring in the natural light and high vaulted ceilings.
KITCHEN:
~The open concept kitchen is fully stocked with necessary cookware for making a fantastic meal and eating in. You'll find plenty of utensils, serving ware, pots, pans, bakeware, toaster, crock pot, electric stove and cooktop, microwave, dishwasher and cabinet refrigerator.
~Freshly painted cabinets and brand-new butcher counter top and bar top with wooden stools.
COFFEE:
~We know everyone has a different coffee favorite, so we've added a broad selections to make a personal brew that suits everyone including a DeLonghi drip coffee/espresso machine, Keurig with pods, single serving French Press and Chemex drip carafe. Accessories are stocked with 14+ mugs, creamer, raw sugar, local honey and stevia.
DINING:
The dining room seats 12 comfortably on an antique Oak table.
LIVING:
Relax in the comfort of the spacious, wide seat blue velvet couch, with accent chairs to accompany. A 65" flat screen TV and a fireplace to cozy up on those cold Texas nights.
ROOMS:
This rooms in this home are quite unique. It's a two story split level home and we believe it was built to accommodate large groups with multiple families.
Downstairs:
Room 1) Master downstairs features a King Bed, large walk in closet and en suite bathroom with large garden tub and separate shower.
Room 2) Queen Size bed with full bathroom in the hall.
Room 3) Sofa pull out bed.
Upstairs:
Room 4) Full Size bed.
Room 5) Full Size bed.
Room 6) Two Queen Beds with adjoining full bathroom.
Room 7) Two Twin Sofa Futons with kids books, toys and large, wall length desk.
Room 8) Desk with lamp and chair.
TV/WIFI:
The house has wifi, a Smart TV (Netflix, Hulu, Amazon, HBO, etc. streaming for your devices) and a 39" Tv with Apple TV.

There is NO cable/live TV nor DVD.
THE PROPERTY & OUTDOORS:
~The home is situated in the middle of a 25 acre wide open pasture and at least 100' from all farm activity. A curvy drive sits between the main road and the home, adding a touch of peacefulness and privacy. The acreage feels as though you are in the middle of nowhere but offers quick access to all things Texas Hill Country.
~There is a wood & charcoal fire pit that can be used for enclosed fires and grilling. We observe local fire hazards and will alert you as needed. NO gas grill available.
~From the back porch, you can experience some of the best star gazing and sky watching as the rising moon looks to be at arms reach. You'll wonder if there is an end to the Cosmos. You'll be able to watch the moon rise from the back porch and the sunset from the front.
~Bird and wildlife watching are abundantly available. To the right of the back porch, you'll welcome a visit from Whitetail and Axis Deer as they come close for a cold sip of water.
~Enjoy making memories with others as you relax on the outdoor patio furniture. Fire up the grill for an evening of outdoor cooking and storytelling.
THE AREA:
~Center Point is a lovely central hub for the Texas Hill Country. Craft breweries, Guadalupe River Trail, wineries, local food, live music, arts, superb recreation and great shopping are plenty.
~Bring your fishing gear and swim wear for a short one minute drive to the Center Point Lake on the Guadalupe River.
~As your hosts, we will make sure you have all the details on the best spots around in our Guest Book when you check in.

Guest access
*The property is an active, regenerative farm specializing in Pastured Heritage Pork, Poultry and Pecans. Our animals are contained about 100' from the house with the use of a low grade electric fence (a little stronger than an electric dog fence). While we encourage guests to walk around and enjoy the property, we ask that guests view the animals from a distance and keep at least 6' distance from electric fencing. Please do not unlock/open any gates.
*Guests have access to the main house except the garage and the half acre around the property.
OTHER THINGS TO NOTE:
*Zanzenberg Farm tours and products are available during your stay. See our listings under "experiences".
*Zanzenberg Farm is an active, working farm with livestock around the property. Livestock are contained with a low grade electric fence.
*We do allow pets on the property but request that guest take recommenced precautious (also see pet section under house rules). We request all pets remain on a leash when outside and require they stay in crates when inside the home.
*Please keep vehicles only on the entrance roadway and the parking area (especially during wet seasons).
HOUSE RULES
*Please use coasters on all wooden surfaces.
*Upon checkout, place all used linens in laundry room and all dirty dishes in the dish washer.
*Put all trash in trash container right beside the driveway and outside garage.
*Garbage day is on Friday. PLEASE MAKE SURE ALL TRASH IS IN THE OUTDOOR TRASH CAN BY 6 PM THURSDAY. HOST WILL BE BY TO TAKE THE TRASH TO THE STREET FOR FRIDAY MORNING PICKUP.
*No smoking or vaping in house or within 15 feet of house. If you do smoke on the property, please dispose of your extinguished butts in a safe container.
Please do not through them on the ground.
CHECK IN/OUT
Check in is 3pm. Check out is 11 am. If you need an earlier/later check in/out, please contact us and we'll let you know if that's possible. Any guest checking out after 11 without prior approval for a late check out will be billed for another nights stay.
PET RULES
*We'd love to welcome your pets, but please respect the pet rules. Pets are not allowed on furniture or in beds, please!
*We charge $50 per pet and a $500 refundable pet deposit.
*We will also charge $200+ fees for any damage from the pets. Including soiled spots, chewed spots, etc. This will be assess after checkout and charged if needed.
*We provide complimentary poop bags for your pets. Please make sure you pick up after your pet and dispose properly. There will be a $100 charge for any left behind for housekeeping.
PROPERTY BOUNDARIES
**Pets are required to stay on a leash when outdoors and in a pet carrier/crate when indoors. Electric fencing contains the livestock on the property and can be scary if your pet comes into contact with it, so this is a big one!
**The home is set away about 100’ from the farm activity, however for the safety of our guests, their pets and our animals, please keep at least 6’ distance from electric fence at all times.
**Guests have access to the seating areas outside on the front and back porch but for the safety of everyone, please do not cross fence lines and keep a 6' distance from electric fence.
EVENTS AND PARTIES
Our home accommodates large groups of people. If you are staying with us for an event (family reunion, bridal party, baby shower, etc) please let us know. The home sleeps 14 people comfortably, any guests over this amount will need to be approved before arriving. We charge $25/additional guest.
