Positive: The property is located a little away from the tourist area which was great for us. You really get a neighborhood feel that is impossible in other areas, but it may not be what everyone is looking for. The house is fairly close to bus stations that can get you anywhere you need in 30 min. There are great places to eat, get groceries, etc close by. The house itself is a great property: an authentic Kyoto machiya type of house with a traditional layout including a garden and bathroom with soaker tub. The sleeping area is simple and a bit rustic but just fine. Beds are fairly comfortable. We needed the heater on in March/ April and it was functioning properly.

Negative: The main issue is that the neighbor has the TV on 24/7 and you will hear it constantly, all day and night. We were out most days and home only to eat and sleep, so we lived with it, but you will never experience complete quiet in the home. Another issue we had was that the kitchen was not well appointed. There were not enough dishes, no glasses (only a few tea cups), no lids for pans, and no salt, pepper or other starter items that are typical of a short term rental. If you don't plan on cooking, it may not be an issue, but for our family of 5, it is one of the reasons we opt out of hotels and is important.

Summary: Great traditional, family home in a quiet area to keep as a base while exploring Kyoto.
