Full Climate Control:
The property has a full climate control / air conditioning / heating system. It is extremely rare for any residential property in London to have any air conditioning at all (even in one room) let alone full climate control throughout.
High speed fibre broadband wi-fi throughout property
Bedrooms:
All bedrooms have their own 39” HD Smart TVs, SKY TV cable boxes and media streaming devices (Amazon Fire Tv Stick or Roku stick) for access to apps such as Netflix, Amazon Prime, AppleTV, Disney, YouTube etc. Bedrooms also feature minibar fridges, built in wardrobes and lighting also controllable from the bedside. Additionally, all bedroom doors have coded handles so can be locked and reentered without key.
Living Room:
The living room includes a 50” HD Smart TV. An ambient lighting system enables the lights to be changed to any color. There is plenty of seating with 2, 3-seater sofas as well as armchairs and additional seating. Also, the sofas are full double sofa beds which can provide additional sleeping facilities if required. Dining table & chairs.
Bathrooms:
All bathrooms include features such as thermostatically controlled hand douches/shattaf showers, 10x magnification shaving mirrors, marble surrounds, dehumidifying extractors, soft closing toilet seats, heated towel rails. The 250 litre hot water tank and new water mains pipes and Megaflo system ensure an endless supply of well pressurised hot and cold water.
Kitchen:
The fully equipped eat-in kitchen includes marble worktops and splash backs, a stunning huge marble island which can comfortably seat 8 people and is fully equipped with appliances such as dishwasher, oven, gas hob, powerful extractor, fridge, freezer, nespresso machine, blender etc. Several power sockets built into the island.
Sonos Music System.
Large capacity washing machine & separate tumble dryer.

BED/SLEEPING ARRANGEMENTS:
The number of guests the apartment can sleep depends on a few factors of which you must be aware to establish whether or not this property is suitable for you. Each of the 3 bedrooms has a bed (UK size super king, king & double). Therefore, these can accommodate 6 people. Both sofas are double sofa beds - so therefore can sleep another four. Guests have also chosen to use a couple of other single mattresses that are available on the floor. This in theory can accommodate 12 guests. There is also a travel cot available for children and other options. With this number of people the apartment is very crowded, and it’s not a set up that I actively encourage, but it has been done many times without any problem.
The house rules may be updated very occasionally (usually minor adjustments). It is agreed that the House Rules in place 6 weeks prior to guests check in (the latest date by which guests can cancel without penalty) will be the accepted House Rules. It is the guest’s responsibilty to check that they are happy with the House Rules in place at that time.
LIMITED MOBILITY
The apartment is entered on the 2nd floor without lift (23 stairs to 1st floor & 20 stairs to 2nd floor), and the apartment itself spans two floors with the living room and kitchen on one floor and all the bedrooms and bathrooms on another (13 stairs). Reservations are made with the full knowledge and acceptance of this fact and therefore by default guests agree not to use this as an excuse to negatively affect any reviews or star ratings they would otherwise give the property.
HOUSE RULES:
Security Deposits – Deductions will not be made provided the following provisions are met:
• No damage is done to property or its contents, beyond normal wear and tear.
• No charges are incurred due to illegal activity, pets or services rendered during the stay.
• All debris, food waste, rubbish are placed in rubbish bin, and soiled dishes and kitchenware are cleaned or placed in the dishwasher and cleaned.
• All keys are left on the kitchen island and unit is left locked.
• Climate control and lights are switched off and windows are closed and locked throughout.
• Furniture is left in the same position as it was at the beginning of stay.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early arrival or late departure (unless by prior arrangement).
• The renter is not evicted by the owner, his representative or local law enforcement.
• This is a NON SMOKING property. Smoking will incur a minimum charge of £50.
• PETS are not permitted in rental units under any conditions.
• BEDDING SET UP – Bedding for up to 6 guests is prepared with the understanding that these 6 guests will be sleeping in the three main beds. For larger groups or for groups that would prefer an alternative sleeping arrangement, where more than 3 beds are required, the additional beds that guests intend on using must be indicated ahead of time so that the appropriate bedding (sheets/duvets etc) can be arranged in advance and be made available.
• USE OF BEDDING – Please use sheets, duvet covers and pillow cases provided. Whilst the 3 beds in the three bedrooms will be prepared in advance, any additional beds used will not be set up prior to arrival (e.g. sofa beds etc) however bedding will be provided for them (duvets, sheets etc). It is the responsibility of the guest to make sure that these are used appropriately as any additional cleaning for items such as duvets, pillows and mattresses which are soiled as a result of the guest failing to use the appropriate covers will result in the guest being charged for additional cleaning over and above the included standard cleaning rate. Please note this type of cleaning can be expensive and time consuming.
• FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
• NO DAILY HOUSEKEEPING SERVICE – While linens & bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at a minimum rate of £15 per hour. We do not permit towels or linens to be taken from the property.
• Any illegally parked cars are subject to towing by the local authority; applicable fines/towing fees are the sole responsibility of the vehicle owner.
• DO NOT FLUSH anything other than toilet paper. No feminine products or wipes should be flushed at any time. If it is found these products have been flushed and clog the septic system, you could be charged damages of up to three hundred pounds (£500).
• If the amount of monies that the Homeowner is entitled to deduct from the Deposit exceeds the agreed Deposit amount, the Homeowner may require you to pay that additional sum within 14 days of you receiving a request in writing.
• Homeowner or any person authorised by the Homeowner may, at short notice, and at reasonable times of the day (unless in the case of an emergency) enter the Property for the purpose of viewing, inspecting its condition and state of repair or for the purpose of repair, maintenance or repainting.
• Homeowner assumes no responsibility for illness or injury that may incur while on the premises.
• Actions or failures of the renter which result in the Homeowner (or one of their representatives) having to perform a task or make an unscheduled journey to the apartment or elsewhere will incur a minimum charge of £30 – examples of this include but are not limited to: losing keys, locking oneself out of flat, providing luggage storage facility before check-in is possible etc.
• In the event that the guest loses a set of keys or does not return all sets of keys provided, to keep costs down for the guest, only the barrell of the main front door lock to the building will require replacing with a minimum number of 12 sets of keys as has been agreed with all occupants of the building.
• Anything dropped either accidentally or intentionally out of a window which requires the Homeowner to retrieve or discard it from one of the 1st floor flat roofs below will incur a minimum charge of £30 – examples of this include but are not limited to food, cutlery, cigarette butts etc.
• Missing items especially UMBRELLAS or INTERNATIONAL PLUG ADAPTERS will incur a minimum replacement fee of £10 per item.
• ADDITIONAL CHARGES – Telephone calls made from the property or cable television services ordered that are charged to the homeowner will be charged to tenant at cost.
• Banking, credit card and currency exchange fees (if any) incurred as result of transfer of any monies are to be borne by tenant.

Summary: This was a great property for a large family and wonderful location. However, we had to purchase our own dishwasher tabs, paper towels, and trash bags because there weren’t any available in the flat.
