IN THEIR RENTAL AGREEMENTS FOR THIS PROPERTY, THE OWNERS HAVE A "CANCELLATION" SECTION THAT PROVIDES A DETAILED "CANCELLATION POLICY," WHICH IS FAIR TO BOTH THEM AND THEIR GUESTS. THE RENTAL AGREEMENT ALSO HAS A "TRAVEL INSURANCE" SECTION THAT PROVIDES A DETAILED DISCUSSION ABOUT "TRAVEL INSURANCE" POLICIES INCLUDING "CANCELLATION FOR ANY REASON" CLAUSES, AND THE WEB SITES FOR NUMEROUS TRAVEL INSURANCE COMPANIES THAT PROVIDE SUCH POLICIES.
THE EXTERIOR OF THIS LAKE HOUSE UNDERWENT A MASSIVE, HIGH-END, RENOVATION AT THE END OF 2019 DOWN TO THE STUDS. ALL NEW ENERGY STAR, DOUBLE PANE, WINDOWS AND GRIDS, HARDIE BOARD HORIZONTAL SIDING, PORCH CEILINGS, SOFFITS AND FACIA, WATER BARRIER AND INSULATION, DECORATIVE SHUTTERS (SEVEN SETS), DECORATIVE CABLE BRACKETS (THREE SETS), LEAF-X COVERED GUTTERS AND DOWNSPOUTS, ENERGY EFFICIENT, CARRIAGE HOUSE STYLE, GARAGE DOORS, AND PAINT WERE INSTALLED ON THIS HOUSE AT THIS TIME.
A privately-owned, fully-updated, lakefront, 2-story, 4-bedroom, house (not a cabin) WITH GORGEOUS, UNOBSTRUCTED VIEWS OF LAKE LANIER FROM THE HOUSE, THE SCREENED-IN PORCH AND THE DECK ALL YEAR LONG, 2 separate family room areas, a kitchen, a pool room, a large screened-in porch, a deck and a dock located in the Overlook subdivision and on a deep-water cove in a quiet section of Lake Lanier (having less boat traffic, and therefor safer, than many other areas of this lake). The house has beautiful landscaping (numerous flowers, flowering trees and flowering shrubs), a fountain and gorgeous, expansive, unobstructed views of Lake Lanier YEAR ROUND from the kitchen, a first floor family room, the master bedroom, the screened-in porch, the deck, the back yard and the dock. It has direct access to the lake and a dock via a short walk over expansive, VERY-GENTLY SLOPING (NO STAIRS OR CLIFFS, as many of the other lake houses on Lake Lanier very inconveniently and/or very unsafely have), EXPANSIVE GOLF COURSE QUALITY LAWNS, which are set up with a volleyball net. Comfortably sleeps 10-12 people in beds, and also has 2 couches and 2 full chaise lounges. The screened-in porch and deck both have very high end, top quality, Otis & Less wrought iron patio furniture and 2 tables with comfortable, large pillows, and can seat 15 people. The house is beautifully decorated with faux painting and top-of-the-line custom window treatments in most rooms, Wesley Allen wrought iron beds in two bedrooms, a decorative carved wood king bed in the master bedroom, two sets of wood full-over-full bunk beds (with four full-sized pillow-top mattresses) in a 4th bedroom, a pool table and a chess table in a separate pool room, a 65" flat screen, smart television professionally mounted on the wall in the 1st floor family room, a 70" flat screen, smart television professionally mounted on the wall in the 2nd floor family room, a large flat screen television in the master bedroom, and a stereo system with Bose home entertainment speakers. Plenty of parking is available on a long driveway and along the subdivision streets, and the house has a 2-car garage, high-speed internet (100 megabits/second), granite kitchen countertops, Kohler toilettes in all bathrooms, wood and Travertine floors, a large stone fireplace, ceiling fans, a large free-standing Kitchen Aid ice maker (separate from the refrigerator/freezer), an LG 30-cubic foot (very large) stainless steel, French door, Energy Star, refrigerator/freezer, an LG 6.3-cubic foot (very large) stainless steel, convection oven with an electric range, a high-end Kitchen Aid dishwasher, a garbage disposal, a Keurig coffee/tea/hot chocolate maker, a high-end Cuisinart 12-cup regular coffee maker having a metal carafe that keeps the coffee warm for hours, a high-end cooking knife set, a full kitchen with all amenities and high-quality utensils, dishware, cookware and bake ware, an LG 4.5-cubic foot (very large), high tech, high efficiency, rapid cycle, front load washer with steam, noise reduction, and 12 wash cycles, an LG 7.4-cubic-foot (very large), high tech, front load dryer with steam, a moisture sensor, a drying rack, and 12 drying cycles, a stove, an oven, a microwave, air conditioning and electric heat. Bath and beach towels and linens are provided.
The owners purchased the house in this particular area of Lake Lanier because it typically has FAR LESS BOAT TRAFFIC THAN MANY OTHER AREAS OF LAKE LANIER AND, THEREFOR, IS POTENTIALLY SAFER FOR INDIVIDUALS ENGAGING IN LAKE WATER ACTIVITIES.
The house is very conveniently located about 1.5 miles from Georgia 400 in Dawsonville, about 1 mile from the Nix Bridge public boat ramp, and about 2 miles from the intersection of Georgia 400 and Highway 53, the North Georgia Premium Outlet Mall (having about 140 outlet stores), several grocery stores, restaurants, pharmacies, other retail stores and a 3D movie theater. The house is also close to the Lake Lanier Islands water park, Amicalola Falls State Park, several different Georgia wineries (Wolf Mountain Vineyards, Frogtown Cellars, Yonah Mountain Vinyards, Three Sisters Vineyards, Montaluci, Blackstock Vineyards and others), the Northeast Georgia Mountains, many nature areas and other attractions, and has an easy access to Dahlonega (a tourist town about 20 minutes away that has numerous restaurants, specialty shops, antique stores, and the Chestatee Wildlife Preserve & Zoo), Helen (a tourist town about 35 minutes away that also has numerous restaurants, specialty shops, river tubing, and the Anna Ruby and Raven Cliff waterfalls), Cumming, Gainesville, Alpharetta, Buckhead and Atlanta, as well as Hartsfield Jackson International Airport (about 65 miles away).
