Summary:
Welcome to our historic, unique home along the river! We know you'll love this property whether you're traveling for business or pleasure.
The Space:
Guests may enjoy access to the entire property. Front door is on the left hand side when entering from the driveway and street. The room overlooking the pool has a beautiful pool table, large dining table and kitchen all designed for enjoying the home as a group/gathering. This property is a combination of two separate units. You will have access to both but there are two separate keypad entrances - one for the first floor and one for the second floor.
Pleaser note that this property shares the backyard area (including the pool) with two cottages rented by long term tenants. Thus, it is a semi-private pool since they have the ability to access it.
Guest Access:
Guests have access to the entire space minus one storage closet. We’ve worked hard to supply you with everything you may need throughout your stay, but in the event that you need anything to make your experience more enjoyable, don’t hesitate to ask.
The Neighborhood:
Surrounding the house, there is a variety of dining options where guests can explore and find restaurants for everyone to enjoy. If you're looking to enjoy a nice cup of coffee, wine or delicious food you're just a few blocks away to the Southern Grounds. Nearby you can find what are considered some of the best restaurants in Jacksonville which includes Taverna, The Bearded Pig, Matthews, Town Hall, V's Pizza or Rue Saint Marc or for those home chefs you can swing by a fantastic local butcher at Clines Custom Meats.
Getting Around:
Uber and Lyft both operate in Jacksonville so these are excellent resources if you don't feel like driving/don't have access to a car.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.
We charge a pet fee of $50/night per pet that you bring with you. This reduces to $300/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***
There is a propane grill on the back deck with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Summary: First, the house is not as described in the listing. We had 11 guests (9 adults and 2 children). The listing says you have access to the entire property, but does not state that the upstairs is via a seperate entrance,w ith 3 of the bedrooms and a kitchen You don't receive this information until the day before you check in, which obviously comes as a surprise. The house is not well equipped. Luckily we had access to the entire house, so brought dishes and silverware from the upstairs apartment kitchen downstairs so that we could all eat together. The downstairs kitchen was equipped with 2 forks, 2 spoons and multiple knives. The upstairs kitchen had more of the regular utensils. The grill did not work well and was not clean. We had to use a sponge to clean it. Everything was rationed, including the garbage bags we could use. The propery managers/cleaners provided one towel per person and one hand towel in the kitchen. We intended to eat at the house but becuase of the lack of equipment ate out all but one meal. The house did not have any storage for leftover food so we ended up buying some and leaving it at the property. If all that isn't bad enough the dish sopa, hand soap, shampoo, conditioner and body wash were all watered down, in attempts to make them go further. While the property could be nice, the cutting of corners is over the top. I have to believe you can find a better property, at a same or better price for what you get.
