Seclude yourself in this gated sanctuary while still being in the center of it all. Enjoy the expansive waterfront from almost every room of the mansion. Large enough to provide privacy to each member of your group and yet provide plenty of space to eat, drink and be merry together. Enjoy the spacious pool deck between laps in the extra large heated pool or just relax on the multiple patios with a drink and watch the boats go by. We also have private captain's quarters.
We just installed a brand new mesh network so if you do have to do a little work while you're staying, you will have a strong internet connection.
*Our property is located in a quiet family neighborhood. We love hosting a family vacation of up to 10 people but we are NOT suitable for a party or event. We strive to always keep our home in tip-top condition and don't allow more than 10 guests at any time. We also do not allow visitors that are not registered with us.
The villa's six bedrooms, all have an attached full bathroom. The bathrooms are all appointed with ample linens and are completely renovated.
There are televisions throughout the house along with a large TV in the family room. The TVs all have Roku or Firestick.
We also provide beach towels, linen, and an equipped kitchen.

Rental pricing is based on a 10 person occupancy; exit cleaning pricing is based on 10 guests and no parties or special events. If you have more guests, it will depend on the number and age of those guests if we can accommodate them and EXIT Cleaning fee will be increased.
For a few weeks during the year we do offer the option of a minimum 4 night Stay (please note the price is not pro-rated from the weekly price -- you do pay a premium).
We have a zero cancellation policy even during the pandemic. Should someone in your family become ill, we will reschedule your dates, provided you can provide a doctor's letter. Unfortunately, if your travel dates fall during a Holiday week, we cannot reschedule your dates. We will do our best to give you a week during our slow season but there will be no refunds for a difference in pricing.
All rentals are plus 13% tax, an exit cleaning fee, and if you pay by credit card, there will be a 4% convenience fee charged. International travelers have have VAT and it is closer to 10%. When you have more than 10 guests, there will be an additional additional flat charge of $1,000 to $2,500 depending upon the number of guests and an additional EXIT fee based on number of guests. Please note for all stays longer than 7 nites, there is an 'extended stay' cleaning fee.
Please note there are NO CANCELLATIONS -- yes even in the Pandemic. No Cancellations and NO REFUNDS is our regular policy. We have loosened our policy should someone in your party become sick (which would require a doctor's note), that we would reschedule your travel dates to a mutually agreeable time.
Should you be staying with us 2 or more weeks, we have found our guests enjoy a mid-stay cleaning (at an additional charge of $1000-$1,150 -- based on # of guests). Please note if your stay is during a Holiday time & more than 7 nights but less than 14, we will also schedule a mid-stay cleaning.
Please make sure dates dates are good with all people traveling, once reservations are booked, we have a no refund policy.
