Designed like a duplex, each side of the house is symmetrical in layout creating two complimentary suites (a primary suite and a guest suite) providing plenty of space for 2 couples or the whole family.
SLEEPING:
The primary suite features a King sized bed, en-suite full bathroom with a soaking tub, projector, Apple TV, and signature swing set.
The guest suite includes an open kitchenette, living/dining space with a Queen sized pull-out sofa couch (includes extra cushion & bedding) and a second full bathroom with a rain shower.
OUTDOORS:
Reconnect with your inner child by jumping the day away on the trampoline and enjoy a rousing game of bocce ball. Then head off to our hidden secret garden escape to relax in the shade or study at the vintage school desk. With a cowboy pool* for cooling off and a hot tub for warming up, you can stimulate your senses and relax any time of year.
Everywhere you turn, you’ll discover something new. Start with the Desert-saurus rex (he rarely bites) and then mosey on over to the 1970 Fiat Spider. Though it was once a very fast sports car, its current fabulous driver prefers the motto of the desert - “If you’re moving dust, you’re going too fast.”
Cozy up by the fire pit while the sun sets behind the mountain range. Watch the space turn inside out, while our outdoor solar lights accent hidden gems around the property. At night, a comfy, stable oversized hammock makes the perfect vantage point to curl up and watch meteor showers while dramatic LED lighting makes the house appear cosmic - perfect for phoning home.

You’ll find stand-out pieces and decor with playful humor throughout the property including a rug with a cat flipping you off, a lost dollhouse in a treasure chest, and a private shed in the corner mooning Pioneertown with its butt cheeks to the sky.
The open kitchenette packs a punch of luxury convenience into a small, sleek space along with thoughtful storage for a clean, modern appeal. An electric cooktop stove, oven, Nutribullet, Nespresso machine, pour over coffee, toaster, stainless steel fridge, BBQ just steps outside of the kitchen door and a sleek pony wall means you’re never far from the action no matter if you’re preparing for a family dinner at our 4-person dining table or a romantic morning with breakfast in bed.

BEDROOM:
The layout of the home is a symmetrical design with a divider wall in between the primary bedroom & the living space.
FAMILY:
We are family friendly! But no infants are allowed. Children 2 years old and above must be included as part of the total guest count. Please note that the house is NOT childproof (ie no outlet protectors, no gate to cowboy pool, etc). Please see our House Rules for more information.
EXTRA GUESTS:
Guest count must be the same as on the reservation. Keep in mind there is an added $50/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 2nd to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10 pm. Children are considered as part of the total guest count.
POOL/SPA SERVICE:
Our pool and spa technician will be arriving Wednesday early afternoon between 2pm-5pm to service the pool/spa. Thank you!
EV CHARGER: We have a standard EV charger available for your complimentary use! Please bring your own charging cord and adapter.
PETS:
Dogs are accepted on a case by case basis and dog owners must agree to our pet rules before we can approve. Please send us the breed and age for consideration. We will request a $75 cleaning & companion fee per pet. Please see our House Rules for more information.
RESPECT:
PLEASE BE RESPECTFUL OF OUR NEIGHBORS! Follow our Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.
HOT TUB:
Our 4-person hot tub is set to 104 degrees.
*COWBOY POOL:
Our cowboy pool is filled and maintained for your enjoyment May-October. There is an outdoor shower with water temperature controls installed above it that you may use.
RECEPTION:
Pioneertown is known to have spotty cell service. We have 55mbps download speed, which is great for wifi-calling or zoom calls should you not have reception at the house. Most cell service providers will have reception here. If this is a concern to you, we recommend you check your cell provider's coverage map and look up the heart of Pioneertown.
AC/HEATING:
We have a split AC/heater unit in each suite.
PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage.
WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of Quail, coyotes, rare Albino lizards, insects, snakes, squirrels and the endangered kangaroo mice.
NO SMOKING:
No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors and at least 15 feet away from any open exterior doors. There will be a $250 charge for anyone not honoring this guideline.
CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!
DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.
CHECK-IN / CHECK-OUT:
Saturday check-ins and check-outs are not allowed. We may grant an exception to this for last-minute reservations.
LACK OF CELLULAR COVERAGE:
You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world.
