Your extended family's summer getaway awaits in Falmouth, MA in this spacious, semi-secluded house, situated in the centrally located Greengate neighborhood.
Near the neighborhood’s hilltop, mature trees and rhododendron shield the house, which backs on to the protected forest of Beebe Woods, from the street and neighbors. Guests will enjoy scenic strolls on the Beebe Woods and Peterson Farm trails (via a private path courtesy of our next-door neighbors). Walk to historic Highfield Hall and Gardens through the forest or bike along the Shining Sea Bike Path, which runs right next to the neighborhood entrance, to multiple beaches, as well as lovely downtown Falmouth and picturesque Woods Hole.
At 3000+ sf with four bedrooms - including two king beds (in two separate master suites), a futon, and two twin beds, plus two large living/family rooms (each with queen pull-out couches) - there's plenty of space for your extended family, guests and the family pet (please check with us before booking; well-behaved dogs only). The two full baths are equipped with a shower, bathtub, and hair dryer for added convenience with an additional half bath near the front door. Other amenities abound, including a large eat-in kitchen, extensive indoor and outdoor leisure space, WiFi, cable, available streaming systems, mini-split A/C in the main bedrooms and family room, gas grill, covered parking, outdoor/beach equipment storage, full-sized washer and dryer, and much, much more.
When you arrive, you’ll pull up a long driveway that can accommodate as many as four cars outdoors (or two cars and a small boat trailer). You will instantly feel the privacy and peace from being surrounded by 388-acre Beebe Woods, which is a perfect environment for walking the family dog, hiking or just enjoying the quiet of the beautiful, natural surroundings.
As you walk to the front door, you’ll see a short path leading to a stone patio with various seating options, which is perfect for an afternoon of quiet reading or evening cocktails. At the front door, you will notice that there is no need for a key. The entry door has an electronic lock that opens with a 4-digit code you can specify.
As you enter the house, a left turn leads to the first of two master bedroom suites complete with king-sized bed, separate air conditioning, and an adjoining bathroom. The bedroom and bathroom are separately accessible via doors at either end of the suite’s entry hallway. This allows the bathroom to be left accessible to other visitors without requiring entry through the bedroom itself.
Walking forward through the archway leads to a large living room with a vaulted ceiling with exposed ceiling beams and a large brick fireplace. Your group can comfortably relax together with more than enough area for the kids to have their own separate play area. Browse our collection of books or choose from a number of puzzles and games. The living room sofa pulls out into a queen-sized sleeper to provide extra sleeping space for larger parties.
At the back of the living room is an extra-large sliding glass door which provides access to one of the house’s best summer features: a lighted, raised deck (with large round table and seating) overlooking the private backyard and Beebe Woods. It is the perfect spot for outdoor dinner gatherings, including hosting a classic Cape Cod lobster boil, or to enjoy a vacation cigar (no indoor smoking, please).
Through a separate entry way (to the right of the living room archway) is the entrance to the formal dining room. There is a sideboard and table seating for 6-12. If a celebration is called for, we have formal glassware, table clothes, napkins, platters, and serving ware to host 12 guests. The side patio, back porch and lawn can collectively accommodate 20-30 for outdoor refreshments.
An entryway to the right of the main door leads to a large, modern eat-in kitchen with a large island. The kitchen is fully equipped with a large refrigerator/freezer, dishwasher, microwave, electric cooktop stove, two electric ovens, two separate toasters (one with an air fryer), drip coffee maker, stand mixer, and other amenities. The kitchen is finished with granite counter tops, sand-colored backsplash and plenty of counter and cupboard space filled with all the cookware and utensils needed for a lobster boil (including an extra-large lobster pot) or anything else you want to cook or bake, whether in the kitchen or on the gas grill (located behind the garage). Our separate pantry room is accessible through a door at the back of the kitchen.
Just off the kitchen is access to the oversized two-car garage (in total the property can accommodate as many as six cars). In addition, there is plenty of space to store your kayak (alongside the owner’s boats), inner tubes or other outdoor/beach items. A bike rack can accommodate three bikes (alongside our owner’s bike) with plenty of garage space for more. You will also find open shelves stocked with outdoor and beach-related items, including a pull-wagon for gear, a boogie board, and various balls and other athletic gear, and outdoor games, all for your use.
Down the stairs in the front hallway is the second master bedroom with king-sized bed, dedicated air conditioning, and a separate master bath. Similarly to the upstairs suite, the configuration allows the bathroom to be made available for other guests without disturbing those in the bedroom. The large family room, located off the main downstairs hall, is another large indoor relaxation/gathering space for your group, including a wood-burning fireplace and plenty of play area for the kids. For entertainment, we provide a large Smart TV, separate Apple TV and Roku systems (provided for guests to access their own streaming accounts), a Nintendo gaming system, and numerous HD cable channels. A large split system provides for an especially cool retreat on the few truly steamy days of summer. The pull-out couch provides another queen-sized bed for our largest groups.
Farther down the hall are two adjoining bedrooms. The first of these additional bedrooms is equipped with a beautiful hardwood floor and a double-sized futon (best for one adult or sharing by two younger teenagers or children). The second, adjoining bedroom (which may also be accessed via a separate door from the large laundry/utility room) has hard wood floors as well as two twin beds. These rooms are cooled via their below-grade location as well as the combination of the family room A/C system and available floor fans.
The laundry room includes a full-sized washer and dryer as well as plenty of additional drying space for hanging out wet clothes and towels after a long day at the beach.
The picturesque town of Falmouth is just over a mile away (about a 25-minute walk or 5 to 7-minute bike ride), which includes many dining and shopping options. Known for boutique shops and restaurants, the adjacent library lawn and Peg Noonan Park are the main venues for local events: from the Easter Egg Scramble to holiday parades (July 4th, Halloween, Christmas), ArtsFest, JazzFest, book fair and street fair, summer outdoor movies and lobster suppers, and much more. Behind the children's library are the summertime Carousel of Light and year-round nautical-theme playground.
Historic Highfield Hall and Gardens – the restored former summer “cottage” of the Beebe family - is a 5-7-minute walk via Beebe Woods trails. at 383 acres, Beebe Woods hosts an extensive network of walking trails that cover miles of varied terrain, exploring wooded ridges and steep-sided hollows, and encircling the picturesque "kettle hole" pond known as the “Punch Bowl” (which comes complete with a rope swing into the pond that visitors use at their own risk) that lies deep within the Woods. The trails also connect at the southern end of Beebe Woods to Peterson Farm. Beebe Woods is part of glacial moraine that stretches from Woods Hole to beyond the Cape Cod Canal.
The Shining Sea Bike Path intersects Route 28 just below the entrance to the Greengate neighborhood (~10-minute walk or 3-4-minute bike ride). From the Shining Sea Bike Path, you have bikeable access to historic Woods Hole Village (~3.5 miles down the bike path), Surf Drive (which runs along the Falmouth beaches) as well as Old Silver Beach (16-18 minutes by car; ~40 minutes by bike) and Megansett Beach (~17-22 minutes by car; ~45-50 minutes by bike). Both the town of Falmouth and Wood Hole Village are also both accessible via the trolley which stops at the bike path crossing just outside the neighborhood.
Historic Falmouth Beach is only five minutes by car ride or 10 minutes by bike. If you have little ones, try Wood Neck Beach (about 10 minutes by car) for a great experience that combines a trip to Buzzards Bay with a tidal salt marsh joined by a lazy river. (Parking stickers are required for automobiles by most Falmouth beaches and can be purchased at townhall for ~$80 for a one-week stay. A few Falmouth beaches will take cash.)
It's 2.3 miles to Windfall Market grocery and Harbor Marine Park, the site of Falmouth's farmers market (May–Oct), weekly summer concerts, and many outdoor events such as yoga, annual antiques fair, September's StriperFest fishing derby, and Seafaring Santa's December arrival. Just a little farther along Route 28 takes you to the ballpark of our summer college-league Cape Cod Baseball team as well as more dining options, shopping, Starbucks, etc. Still further (about 25 minutes by car) is Mashpee Commons, an upscale shopping center with numerous restaurants.
