Casale Teatro e Fienile is a complex of two independant houses, surrounded by a private, exclusive-use park, inside a large agritourism farm, which is perfect for accommodating groups of families with children or of friends who, while wanting to spend a holiday together, do not want to give up their privacy. The two houses, both with spacious living areas and bedrooms with private bathrooms, are about 10 m apart, separated by a hedge screen. Casale Teatro (with 5 double bedrooms and 6 bathrooms) and Casale Fienile (with 4 bedrooms and 4 bathrooms), can accommodate a maximum of 18 people. In the large shared garden, surrounded by the beautiful landscape of the Pisan hills and overlooking the prestigious Teatro del Silenzio, approximately 2 km away, common areas have been set up, porches and gazebos suitable for relaxing in and for eating together in the open air. The strong point of this property is its location which makes it perfect for those who envisage a holiday as an outdoor experience, in contact with nature and with the possibility of practising sport. Available to guests are two swimming pools in the park and, just a few metres away, a golfing area with a four-tiered driving range. On this farm, of which the property is part, covered by arable land and in large part by dense woodland, are many nature trails (with three birdwatching stations), winding along avenues of cypress trees or across expanses of vineyards and olive groves: a true paradise for hikers and bikers. Leit motiv of the entire management of the farm is the full respect of nature. Therefore the 400 hectares of land that make up the entire property are cultivated and maintained in a strictly biological form with the start of a biodynamic approach, without using any chemicals such as desiccants or pesticides The farm produces honey, extra virgin olive oil and Chianti of the Pisan hills - everything strictly organic, to be tasted on the spot. At the restaurant, housed in a beautifully remodelled 16th century stone structure, you can taste the typical dishes of Tuscan cuisine and the culinary specialties prepared by experienced chefs. The property is close to major roads and highways so you can go off to explore the delightful villages and art cities of Tuscany like Volterra, Pisa, Lucca, Florence, San Gimignano, Siena and all the wonderful area of Chianti. Half an hour away is the pristine sea with the rocky or sandy beaches of the Livorno coast and less than an hour away are the famous resorts of Versilia.

INTERIOR
CASALE TEATRO. The two-storey house (suitable for 10 sleeps) has an area of about 160 sq m and, due to its hillside position on sloping ground, has direct access to the outside from downstairs as well. The ground floor entrance takes you into the living room with dining area, directly connected to the kitchen and three double bedrooms (two with divisible bed), each with ensuite bathroom with shower, one of which is regulatory for the disabled. A staircase from the kitchen leads to the porch downstairs. From the porch a French window leads into an apartment composed of a living area with kitchenette and two double bedrooms with ensuite bathroom with shower. An additional bathroom with shower (regulatory for the disabled), with access from the porch, houses the laundry area.
CASALE FIENILE. The house (suitable for 8 sleeps) has two floors covering a total area of about 170 sq m. The ground floor entrance opens into a large living area with two fireplaces, consisting of a lounge area with satellite TV and a dining area, connected on one side with the kitchen and on the other with a laundry room. Completing this floor are two double bedrooms (one with divisible bed) with ensuite bathroom with shower. A stone staircase leads up to the first floor with two more twin bedrooms (with joinable beds), both with private bathroom, one with tub and one with shower.
Air conditioning only in the bedrooms.
PARK
The private park surrounding the houses covers about 1800 sq m, well-delimited and separated from the farm. Cypress, pines olive trees and the typical broom enriches the garden where are manicured lawn areas, many outdoor living spaces, two equipped porches, gazebos and stone barbecue in the pool area. The property has two parking areas, located in front of the houses' main entrances.
SWIMMING POOL
Two pools, immersed in the garden in a panoramic position, just in front of both houses, are available for the guests from the last Saturday in April until the first Saturday in October. Both the rectangular pools, with Roman steps, measure 4x 8 m with a constant depth of 1.10 m. They have chlorine purification and are lined in clear PVC with a stone-paved border. Sunbathing areas surrounding the pools are equipped with sunbeds, gazebos and two stone barbecues, ideal for relaxation and for poolside meals. Both the pools have the cold-water shower.
