What potentially some of our guests don't love that much about our listing:
- Street parking is reserved for other tenants who lives in the basement unit which has a separate entrance.
- The backyard is shared with the basement tenants.
- Though the basement tenants are very friendly, they have 2 kids who likes to run around in the basement especially during Summer breaks, so you may hear them sometimes during the day if you are very quiet. However, the tenants follow our quiet hour schedule so you can enjoy a goodnight of peaceful sleep.
Once you stay with us, you'll want to come back because we provide you with the best Airbnb stay experience!
You have full and total access of our house during your stay. The basement is a separate unit all to itself with a separate entrance for the tenants. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/or bike to the shopping outlet or to many of the stores & restaurants!
Additional guest fee apply after 6 guests. Please bring your own air mattresses, pillows, blankets & towels if you have more than 12 guests.

Parking - 4 vehicles in total. 2 in the garage and 2 in the driveway. Street parking is reserved for basement tenants.
Please remember that you're staying in a home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Profiles that are brand new with no prior reviews, or have less than 3 reviews total at a 4.5 rating or less out of 5 will be required to pay a $1,000 damage deposit prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.
Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
Additional House Rules:
- No pets are allowed in the property and fines could be levied if discovered. - Quiet time hours between 10 PM and 7 AM on weekdays, 10:30 PM to 8:00 AM on weekends.
-This is a NON-PARTY home. A friend of the property owner lives just next door and if they find a party happening at the property the booking will be immediately canceled and no refunds shall be given. - Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.
- No smoking of any kind (cigarette, marijuana or vaping) both inside & outside of the house.
- a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
- The maximum occupancy on this property is 13 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $50 additional guest fee per person.
- Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure. - Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate but this does not award you to stay for the additional day as this could impact other reservations.
- Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund from Aconex Properties LLC. who acts as an agent of the property.
- Though we provide outlet covers & Cabinet locks for you to baby proof our suite, adult guests are still responsible to provide close supervision to ensure the safety of their babies, toddlers & children.
