Poggio Le Martore is a splendid country house located in the heart of Umbria, a unique border land characterised by a rich culture of good living and good food, just a short distance from the lively art city of Orvieto. The villa, clad in local stone with most of the walls covered in beautiful evergreen climbing plants, was designed with modern criteria while maintaining the classic style of the area. The heart of the house is the spacious open-plan living area with comfortable sitting room, dining room and kitchen, furnished with soft sofas, satellite TV, fireplace, chairs and table where you can all eat happily together, facing the outdoor dining area under the portico with barbecue. All the bedrooms are on the upper floors, furnished with taste combined with warm colours that create a welcoming atmosphere, and all are equipped with air conditioning. Poggio Le Martore lies within a 2-hectare, fenced estate with olive grove, plants, tall trees and flowers that colour the area in the different seasons. The swimming pool, for the exclusive use of guests, is about 20 m from the house and is located at a slightly higher level. Everything contributes in giving the house an appeal that is even more accentuated by the garden which is completed by a shady outdoor living space where you can play bocce or table tennis or just simply relax in the outdoor sitting area with a good glass of wine. The house is 18 km from the Orvieto motorway exit and very close to southern Tuscany. Not far away are numerous attractions you can visit: Orvieto, Narni, the Marmore waterfalls, the archaeological area of Carsulae, Amelia, Todi and, in Tuscany, the beautiful little towns of the Val di Chiana, such as Montepulciano, Cetona or Chianciano Terme, or the borghi of the nearby Val d'Orcia, such as Montalcino, Pienza, San Quirico, Castiglione or Bagno Vignoni.
Interior:
The main entrance on the ground floor of the 3-storey Poggio Le Martore opens into a large, welcoming open-plan area consisting of the sitting room, with fireplace, satellite TV and comfortable sofas, and then, down a few steps, the kitchen with dining area and, completing the floor, a second sitting room, a kitchenette with table and chairs and two bathrooms with shower. Two doors allow direct outside access, one towards the garden and the other towards the portico, set up as an outdoor dining area. A brick staircase directly from the sitting room leads up to the first floor with a double bedroom with en-suite bathroom with shower, a twin bedroom (with joinable beds) and a double bedroom which share a bathroom with shower. Going up another flight of stairs from near the second sitting room, we come to two double bedrooms (one with a 1,50 m wide bed) with en-suite bathroom with shower, a twin bedroom (with joinable beds) with en-suite bathroom with shower and finally a twin bedroom (with joinable beds) with an adjacent bathroom with shower. All the bedrooms are air conditioned.
Park:
The 2-hectare, fenced garden surrounding Poggio Le Martore is planted with olive groves, various types of trees, herbs, palms and splendid evergreen climbing plants and flowers that seem to embrace the house. Leaving the sitting room through the main door, you come to an area under the portico, set up for alfresco meals with a brick barbecue and equipped with chairs, table and benches. Behind the house is an area shaded by large trees where you can play bocce or table tennis or just simply relax while sipping a good glass of wine in the outdoor sitting area with friends. From the entrance gate, a row of trees flanks the driveway up to the house and the 5-car parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The splendid swimming pool, about 20 m from the house and surrounded by olives and majestic palms, overlooks an open panoramic landscape stretching towards the green hills. It lies on the upper terrace of the property and can be reached from the house up a short flight of steps across a stretch of garden. The rectangular pool measures 15 x 7 m with the depth varying from 1,50 to 2,50 m. Lined in PVC with a white travertine border, it has chlorine purification, and Roman steps and a metal ladder for access to the water. The gravel and lawn sunbathing area is equipped with sunbeds and there is a gazebo with table and chairs and a hot-water shower. The pool is open from the last Saturday in April to the first Saturday in October.
